History Shows the Housing Market Always Recovers

If you’ve been watching the housing market lately, you’ve probably noticed things slowing down. Sellers who didn’t get the price they wanted are pulling their homes off the market, Realtor.com says that for every 100 new listings in June, 21 homes were taken down. That’s almost half more than last year.

And honestly? I get it. If you’ve hit pause on selling, you might be frustrated that things didn’t play out the way you expected. Slowdowns sting in the moment. But here’s the thing: history tells us over and over again, the market always finds its way back.

History Repeats Itself

We’ve seen this story before:

  • 1980s: Mortgage rates hit 18% (!!). Sales slowed for years, but once rates dropped, buyers came back strong.

  • 2008: The Great Financial Crisis tanked prices and sales. But recovery came with time.

  • 2020: COVID shut the world down and sales disappeared overnight… and then came roaring back once restrictions lifted.

The pattern? Every single dip eventually turned into growth again.

Where We Are Now

The past couple of years have been tough because of affordability. Rates spiked in 2022, and prices were already high, so a lot of buyers were simply priced out. Less demand = fewer sales.

 

What’s Ahead

Here’s the encouraging news: experts expect sales to start picking up again as we move toward 2026.

  • Forecasts from Fannie Mae, MBA, and NAR predict around 4.6 million sales by 2026.

  • Why? Because mortgage rates are expected to come down, giving more buyers the green light.

This dip? It’s just another cycle. And cycles always turn.

If you pressed pause, don’t beat yourself up, you did what felt right. But zoom out and remember: housing slowdowns don’t last forever.
